Rental Policies and Procedures

Deposit terms: 50% deposit due with reservation

Balance due 30 days prior to arrival

Accepted methods of payment: Please make payments in the form of personal check or credit card. We accept Visa, Mastercard, American Express and Discover via PayPal. You do not have to be a member of PayPal to send a credit card payment via PayPal.  Personal checks should be made payable to Angie Preston.  We also accept credit card payments and e checks thru our website at http://www.VRBO.com/103447http://www.Homeaway.com/160870

Damage/Security Deposit: A $200.00 deposit is required at time of booking and will be refunded within 14 days of departure, provided the following provisions are met:

  • No damage is done to the unit or its contents
  • No linens are lost or damaged
  • All keys are left in the unit(one placed in the lockbox).  Lost keys will result in a 25.00 fee with held from from your security deposit
  • There are no long distance phone charges
  • Check out is by 10:00am
  • Check in is after 4pm(Early check in/late check out may be possible, please inquire)
  • There are no missing or damaged items.  An inventory of all items is performed before and after your stay. You, the renter will be charged the replacement cost for any missing or damaged item.
  • Pets are not allowed.  This a rule set forth by the homeowner's association.  If it is discovered upon inspection that a pet has been in the unit, your entire deposit will be forfeited.  You can also be subject to any fine that we may be assessed from the homeowner's association.
  • If the cleaning crew determines the unit is left in an excessively dirty condition and we are charged extra cleaning fees, the fees will be with held from your security deposit.  
  • If the carpet is left in a manner that requires professional cleaning, your entire security deposit will be with held.
  • The entire Corral Complex is non-smoking.  There is no smoking in the units, balconies, parking lots or common areas.  If it is discovered upon inspection that a renter has smoked in the unit, your entire security deposit will be with held.

We will not rent to anyone under 25 years of age unless accompanied by an adult parent or guardian.

Cancellation Terms: Cancellation 60 days or more prior to arrival-90% refund of amount paid. Cancellation 30-60 days prior to arrival date-50% refund of amount paid. Cancellation within 30 days of arrival-the total booking amount is non-refundable.

If reservation is cancelled within 60 days prior to arrival and we are able to rebook, guest will be refunded the full amount for the nights the unit is rebooked less a 10% booking fee.

Good conduct: is expected of all guests and will be maintained at all times in a manner inoffensive to neighbors.  House parties are strictly prohibited and are grounds for immediate eviction!  Drug use on the property, or any disturbance, annoyance, endangerment, inconvenience of the neighbors, or use of the premises for any immoral or unlawful purpose, or violate any law or ordinance will result in immediate eviction of the premises and all monies will be forfeited.

Unit availability: can change without notice due to unforseen circumstances.  We reserve the right to  move any guest, at any time to comparable accommodation, if possible.  

Trip Interruption: caused by inclement weather, fires, personal reason, etc cannot be compensated.  We highly recommend the purchase of travel insurance.

Owners and agents: may enter the premises immediately in the event of an emergency, in order to perform necessary repairs.  If the unit requires service and there are no open days for repair, a service tech may enter the unit for repairs, with notice. The hot tub maintenance company will enter the unit every three days during hour stay to maintain the hot tub.

Maximum Occupancy: The maximum number of guests is limited to eight(8) persons. 

Falsified reservations:  Any reservation obtained under false pretense will be subject to forfeiture of advance payment, security deposit and your party will not be allowed to check in.

Rate changes: Rental rates are subject to change.

By making payment, you agree to all terms of our rental policies and cancellation policy.

Our unit is NON-SMOKING. The Corral is a non-smoking facility. Smoking is strictly prohibited in all common areas, on unit decks, walkways and parking areas.

Housekeeping: The unit will be cleaned prior to your arrival, however, the nightly rate does not include daily housekeeping. If you would like a mid-week cleaning it is available for $55.00. Please let us know and we will arrange it for you. Our unit does include a full size washer and dryer for your convenience. Our unit has a fully stocked kitchen and is provided with linens, towels, and a small sample of soaps and shampoo.

Telephones: All local calls are free. Long distance calls require a credit card. You may receive calls directly to the unit. Advise your callers to contact you at 970-547-1400, dial option 1, then input 2023.

Room Keys: You will be provided with 2 room keys during your stay. Information about the lockbox key code, to initially access the unit, will be included with your final payment receipt. Lock-outs requiring a service call to gain entry to the unit will be assessed a minimum fee of $35.00.

Parking: Parking information will be provided after final payment is received. Parking is on site and is limited to 2 vehicles per unit.

Hot Tub: We have no control over the mechanical performance of our hot tub. If the hot tub becomes inoperable during your stay, a maximum of $20.00 per day refunded will be issued to you.
